Rental units and air conditioners

I am the property owner and manager of nearly 2 dozen apartments in duplexes in our city, plus I can confidently say that this job is harder than people may believe.

I have to make decisions about so many things with these homes.

It is a lot harder for myself and others than for others, because I own plus manage the houses; Probably the single greatest decisions plus concerns that I have with a rental is what Heating, Ventilation, plus A/C units to use. There are consistently troubles with the Heating, Ventilation, plus A/C units. First off, I will never purchase a rental property without a oil furnace, unless I acquire a large discount for the property. For that matter, I never purchase any property with an old Heating, Ventilation, plus A/C unit either. Honestly, I love the property not to have any cooling system, because I would rather our renters purchase their own window units. Air conditioning is a luxury item that I don’t believe the need to provide, plus it saves money on costs for me. When our renters ever call to complain about their oil furnace being broken, they have to keep in mind that Heating, Ventilation, plus A/C concerns are a larger deal than they think. I have to compare prices plus call for estimates with Heating, Ventilation, plus A/C units, plus very often that means waiting for the Heating, Ventilation, plus A/C company to call myself and others right back. This causes complaints from our renters, making all of us angrier. I also have to take those people into consideration, plus I am forced to check to make sure the oil furnace wasn’t ruined due to negligence by the renter. I am not responsible for their stupidity, plus they are often very surprised when I refuse to fix a oil furnace that they broke.
